I've been living in Bangalore for the past 31 years and have witnessed a huge change in infrastructure, roads, traffic and what not! The changes have been seen and witnessed.
Now lets see on how to cope with real estate situation in Bangalore which is becoming alarmingly difficult for a normal person who is not an IT guy to purchase a site/apartment.
1. Firstly, decide on an area which is more comfortable for you to stay and go to work. Areas like BTM layout, Koramangala, Marathalli, Sarajapur Road, Hosur Road have large demand and supply for housing. There is always some buyer or seller in these areas.
2. When purchasing a home/site/apartment DON'T be in a hurry otherwise this when known by the agent/owner who sells to you will charge a premium for the possession.
3. Watchout for low priced sales on sulekha.com or such websites. This will enable you to get an idea on how the minimum rates of the property are there in that area.
4. Call the owner/agent of the low priced homes and negotiate for a price of 80% of the price he has quoted. If the owner/agent knows that you are a genuine buyer, will be surprised to see the discount you will get.
5. When even any sized plot, say even a half plot in a bustling area for example 30x40 plot and half of it is 15x40 (here in Bangy half is width, length is same) if you get at a cheap rate as not much is interested in half sized plots, grab it. Wait for 6 months and sell it, you will be surprised to see an increase of 20-25%.
